The space that Charlie's Electric Bikes used to occupy at 710 South Coast Highway 101 wasn't on anyone's radar this spring. Every earlier roundup of this year's restaurant wave was already written and published by the time an East Coast deli chain out of Los Angeles filed the paperwork on September 3 to take that exact address.
That timing matters more than it looks. Since March, a handful of local food and real estate blogs have covered the same six or so operators supposedly remaking this stretch of 101, mostly writing in the future tense: an opening "targeted" for spring, another for late July, one more for the first week of August. Those pieces ran before anyone could check whether the promises held. It's September now. Some of those dates have come and gone. One brand-new filing showed up that nobody's list accounted for. If you live here and you're trying to figure out what's actually different about eating out this fall versus six months ago, the honest answer requires sorting the confirmed from the still-pending, then adding the one thing that changed this week.
What Was Already Open Before Any of This Started
Three of the names attached to this "wave" aren't new arrivals at all. They're the reason anyone started paying attention to the corridor in the first place.
Rosemarie's Buns & Brews opened at 608 South Coast Highway 101 in late 2025. Owner Nick Balsamo built the concept on Wagyu sliders with onion confit and Kewpie mayo, starting as a food truck outside Harland Brewing before opening brick-and-mortar locations in Mission Beach and Ocean Beach. San Diego Magazine named Rosemarie's the best burger in San Diego in 2024, and Balsamo picked Encinitas, over every other beach town he'd already operated in, as the spot for his permanent flagship.
Chick & Hawk landed at 145 Leucadia Boulevard in late 2025, the fried chicken concept from skateboarder Tony Hawk and chef Andrew Bachelier. It's become a de facto after-school stop on the north end of town, patio built with a skate-park motif that fits the neighborhood it sits in more than it would almost anywhere else.
Pastaria Vivi opened April 11, 2026, in Encinitas Village Shopping Center, run by chefs Brandon Jennings and William Treff. The space is small, 1,740 square feet, but it's doing four things at once: a specialty Italian retail counter, a daily fresh pasta and sauce bar, casual dine-in, and a monthly pasta subscription box. A subscription model only makes sense if you're betting on the same customers coming back every month, which tells you more about who Jennings and Treff think their audience is than any tasting menu would.
The Ones With a Deadline, and Where Those Deadlines Actually Stand
Four more concepts set specific windows for themselves this year. Checking those windows against today's date tells a more useful story than repeating the announcements.
Blank Slate, from husband-and-wife team Aron and Pam Schwartz, targeted a spring opening at 101 North Coast Highway 101, the former Chiko space. Aron trained at the Culinary Institute of America and spent nearly fifteen years at the San Diego Marriott Marquis, eight of them as executive chef. Pam is a sommelier who has worked at Nobu and cooked at the James Beard House. Together they founded Ranch 45 in Solana Beach, a butcher and bottle shop that's become a fixture there. Their plan for the new 12-seat chef's counter includes community dinners under $30 on nights without private events, a structure built for repeat neighbors, not tourists passing through.
The Stand set a target of the first week of August for its gourmet burger location at 267 El Camino Real. That window has closed. Whether the doors actually opened on schedule is the kind of detail that gets lost between a company's press quote and the reality of a build-out, and it's worth checking in person rather than assuming the calendar held.
The Brant, expanding from Huntington Beach, aimed for late July or early August at 806 Coast Highway 101, the former Beachside Bar and Grill site, with a 6,500-square-foot dining room and a 1,500-square-foot rooftop bar. Co-owner Travis Brummett told San Diego Magazine that the move is "about joining a community." That target window has also passed. A rooftop bar on this stretch of 101 would be the first genuinely elevated outdoor drinking spot in years, which is exactly why it's worth confirming rather than repeating secondhand.
Encinitas Brewing Company is the one still squarely on schedule, because its schedule points to right now. The Encinitas Planning Commission unanimously approved the brewery, distillery, and restaurant concept on March 8, 2026, for 1588 Leucadia Boulevard, the former Islands Restaurant space. Co-owner Brian McBride told the commission the shopping center was "a bit quiet, but it works great for what we're trying to do." Construction was expected to run roughly five months from groundbreaking, which points squarely at this month. If there's one opening worth watching for over the next few weeks, it's this one, run by four local residents who filed the permits themselves after apparently nobody else had bothered to.
The One Nobody Had on the List
The Ggiata Delicatessen filing is the detail that changes the shape of this story, and it's easy to miss why. Ggiata currently operates five locations, all of them inside Los Angeles: Melrose Hill, West Hollywood, Venice, Highland Park, and Studio City. The company was founded by childhood friends Noah Holton-Raphael, Max Bahramipour, and Jack Biebel, who grew up on East Coast-style deli sandwiches in Montclair, New Jersey, and built the brand around that same nostalgia in every LA neighborhood they've entered since. Every expansion so far has stayed inside city limits.
Choosing 710 South Coast Highway 101, the former Charlie's Electric Bikes space, means Ggiata is leaving Los Angeles entirely for the first time and landing in Encinitas specifically, not a closer LA suburb, not Orange County. The company confirmed the filing to What Now San Diego, submitted through the San Diego Department of Environmental Health and Quality, with no opening date announced yet. Every other operator in this year's wave has been a regional player moving up or down the coast an hour at most. An LA chain skipping past its own backyard to open here first is a different kind of signal, and it arrived after every other summary of this restaurant year had already been published.
What a Normal Week Here Actually Looks Like Right Now
None of this displaces the parts of the calendar that already belonged to residents. The Tramonto Music Festival at the Encinitas Library, established in 2023, has become a signature three-day event blending classical and contemporary performance. Thursday Cruise Night still runs on F Street with a rotating lineup of car clubs and local bands. What's changed is the map of where a normal Tuesday or Sunday actually happens. Coffee Dose's expanded space on 2nd Street, about 1,100 square feet after roughly doubling its old footprint, now pours beer and wine into the evening, giving the downtown block an after-dark option it didn't have a year ago. The Leucadia end of town has quietly built its own cluster: Rosemarie's for lunch, Chick & Hawk for the after-school run, and Encinitas Brewing Company, if its timeline holds, for a slow evening within walking distance of both. The middle of 101, meanwhile, is still catching up, waiting on The Brant's rooftop and now on whatever Ggiata decides to call its first sandwich outside LA.
