For years the Heritage District worked as one long walk. You parked near Water Tower Plaza, drifted south along Gilbert Road, and hit the same well-loved patios everyone else did. That map is changing. A ten-acre construction site at the north end is quietly redrawing downtown into two anchors instead of one, and the first tenants are close enough now that residents can plan around them.
Here is what has actually opened, what is signed, and what to do on a Saturday while the cranes are still up.
The north end is becoming its own district
The project reshaping the map is Heritage Park, a mixed-use block at Gilbert Road and Juniper Avenue. It broke ground as the first phase of a 10-acre downtown mixed-use destination bringing restaurants, retail, residential, and a community-focused town square, and the initial phase includes approximately 47,000 square feet of retail and restaurants, a 288-residence multifamily community called NOVEL Heritage Park, more than 300 surface parking spaces, and a public square with water features, mature landscaping, public art, and walking and biking paths.
The timeline matters if you are trying to figure out when downtown will feel different. Heritage Park will have its first openings in 2026 and is scheduled to be fully completed in March 2027, with more than 30 combined restaurants and retail shops once done. For context, the existing Heritage District is already a collection of over 30 restaurants. Downtown Gilbert is effectively doubling its dining footprint inside eighteen months, and it is doing so at a single intersection rather than spreading it across the district.
The restaurant lineup at Heritage Park is the tell. Flagship Restaurant Group, the Omaha-based company expanding across the Phoenix area, will open new locations of its Ghost Donkey, Palma, and Blue Sushi Sake Grill concepts at Heritage Park, and Ghost Donkey and Palma have been operating for several years on Roosevelt Row in downtown Phoenix. The three concepts will take up 14,000 of the 47,000 square feet of retail and restaurant space. Two of those names are the ones East Valley residents have been driving into central Phoenix to try. Ghost Donkey is a New York City-born bar known for its accolade as "Cocktail Bar of the Year" in 2020 by Imbibe.
There is a longer horizon too. Future phases of Heritage Park will include a 125-room hotel, office space, and additional parking. A hotel at the top of Gilbert Road changes how the district reads to weekend visitors, and by extension how it reads to your out-of-town guests.
What's already open (and what's next in line)
Not everything worth trying is behind construction fencing. A few arrivals have already landed or are dated on the calendar.

A few notes on the ones you can already visit or plan around.
Bojangles is the fast-food entry, and Gilbert got the state's first. It is set to open its first Arizona location in Gilbert on Monday, July 20, with doors opening at 5 a.m., and if you have enjoyed Bojangles in other states and are seeking bone-in chicken, note that it will not be available at the new Gilbert location or upcoming Arizona stores — the company has indicated they will only serve boneless chicken. Worth knowing before you drive over expecting the menu you remember from a trip to the Carolinas.
The Mick Brasserie is the more interesting arrival for people who already have a favorite date-night spot and are looking for a new one. In Scottsdale, The Mick blends contemporary cuisine with a lively atmosphere, is led by restaurateur John Krause and Chef Brent Menke, and features a Wine Spectator Award-winning wine list with selections from France, Europe, and beyond. The Gilbert-area location sits near Higley and Ray, extending the concept into the East Valley.
The January opener worth planning around
Of the confirmed 2026 arrivals, the one most likely to change your regular rotation is on the existing main strip, not at Heritage Park. Aftermath Bar & Kitchen, a modern American restaurant in central Phoenix, is branching out into the East Valley, with the second Aftermath set to open in downtown Gilbert's Heritage District in January 2026, taking over the former home of The Bar at 366 N. Gilbert Road.
Two things make this one worth flagging early. First, the address. That block is walkable from Water Tower Plaza, which means Aftermath slots into the existing Friday-night circuit rather than pulling foot traffic north to Heritage Park. Second, the format. The Gilbert location will offer a lounge-style experience including weekend brunch and late-night cocktails, and Aftermath debuted at 1534 E. Bethany Home Road in 2021 with a menu that features locally sourced ingredients. Downtown Gilbert has plenty of brunch, but a proper late-night cocktail room on the main strip is a thinner category.
Owner Charles Barber Jr. told KTAR the move was a decade in the making. "We've always wanted to be in Gilbert, and after 10 years the timing is finally right," he said, adding that the spot will bring the same heart and quality with a vibe that reflects downtown Gilbert.
What to do in the meantime
The construction dust does not mean the district goes dormant this summer. A few standing programs are worth putting on the calendar.
- Battle of the Bruschetta at Postino. The event celebrates Postino's signature bites through a series of limited-edition flavors, with each two-week round featuring two new bruschetta varieties, and guests try both, vote by QR code, and watch the winners advance toward a final showdown.
- Saturday morning at the farmers' market. The downtown Gilbert farmers' market features Arizona growers, local vendors, and food trucks on Saturdays in the Heritage District.
- Where's Waldo, Gilbert edition. The iconic children's book character in the red-and-white-striped shirt and black-rimmed specs is visiting local businesses, including Literally, a Bookshop, throughout the community this July.
- Hale Centre Theatre summer runs. The Little Mermaid runs July 3 through August 15, 2026, telling the story of Ariel, a headstrong mermaid who longs to be human, and who trades her voice for a pair of legs and a chance at true love in a fateful bargain. On the concert side, ENCORE: A Tribute to 70's Soul, celebrating the music of Stevie Wonder, Al Green, Marvin Gaye, Bill Withers and more, runs July 17 through August 1, 2026.
For anyone trying to work around active construction, the town has stood up a dedicated resource. Heritage District visitors are encouraged to learn about new developments at DiggingtheDistrict.com, where Town staff update information on parking, events, road closures, and other ongoing improvements, and the site also shares project renderings, interactive mapping tools, and information about the Heritage District Wayfinding and Placemarketing Project.
Parking is still the district's easy win. Public parking is easily accessible and free in the Heritage District, which is also home to two universities, Park University and the University of Arizona, operating out of one state-of-the-art facility. If you have not tried the north garages recently, they will get you closer to the Heritage Park side of the district than you might expect.
A weekend template while the cranes are up
Here is one way to read the summer map without ending up in the same three places you always end up.
Start Saturday at the farmers' market for coffee and a walk past the water tower. Detour into Literally, a Bookshop for the Waldo hunt if you have kids, or for the browse if you don't. Lunch at a Postino patio during a Battle of the Bruschetta round so you actually get to vote. Bank the afternoon for the pool or the splash pad at Water Tower Plaza. Dinner is where the district's near-term future shows up: try one of the Higley-and-Ray newcomers, then hold January's Aftermath opening for a proper date night on the main strip. Sunday morning, catch a matinee at Hale.
By this time next year, the Heritage Park side of downtown will have its first Flagship openings and a version of the main strip you can already picture. The residents who know the district in both its current and next shape will be the ones with the reservations.
